Learn about B3’ New Receivables Management Platform

B3's real estate platform connects real estate developers and institutions that operate in the financing of real estate projects, bringing greater transparency, efficiency and safety to the receivables management cycle, from registration to the novation of receivables, thus benefiting the entire Brazilian real estate ecosystem.

Built in collaboration with the Brazilian Association of Real Estate and Savings Institutions (ABECIP), the Brazilian Chamber of Construction Industry (CBIC) and the Brazilian Association of Real Estate Developers (ABRAINC), the new platform facilitates the expansion of credit to around 1,000 real estate developers operating in Brazil today, especially medium and small-sized developers.

  • Available funds

    The platform organizes, controls and increases transparency of real estate receivables flow to provide a better view of collateral levels of monitored financing transactions.

    In addition, registration of receivables can be processed through the developer's billing flow, allowing billing to be carried out via SPE (Special Purpose Entity) or via Plano Empresário (construction financing plan) through the integration of the financial institution into the Block System.

    Soon the ecosystem will be expanded with the incorporation of new partners, new APIs, and a wealth of real estate development management processes. Furthermore, ongoing improvements will be implemented to facilitate the users’ journey.

  • CMN Resolutions 4,909/5,055

    The Central Bank of Brazil issued CMN Resolution No. 4909/2021, which was replaced in late 2022 with CMN Resolution 5,055. This resolution establishes the obligation to register credit rights received as collateral by financial institutions in financing transactions for the production of real estate.

    This registration must be done through a financial market infrastructure and B3 is a reference in this market in Brazil. The resolution requirement aims to contribute to the improvement of the real estate ecosystem, so that contractors and developers have access to credit at advantageous conditions.
